Notifications

We just started using AppFolio and I am in love with just about every aspect of the app and the service itself. One MAJOR issue is not receiving any kind of push notifications. When a tenant submits a maintenance request or sends a message we should be able to be notified.

Great App and Program

Started with Yardi, went to TOPS, and now I’ve been with Appfolio. With all new things the first few months there’s a learning curve, but now after a year I can say great app, great program for Association Management and on top of it all my Board Members love it!! For..?

If this app can’t be used by property owners (e.g. other people who have AppFolio logins), you need to make that clear on the sign-in screen as well as on the download page. But instead of just making those text updates and calling it a day, I’d suggest your roadmap include expansion of account types able to use the app. Being customer-first means understanding and building experiences for an entire ecosystem, not just one part of it. Addressing the aforementioned gaps will result in an updated review/rating from me.

Best suited to small / mom-n-pop type owners

Basic disregard for maintenance and turnover indicates this program was written specifically for small portfolios with little or no maintenance or turnover.Fair work order system (3 out of 5 stars) but it doesn’t allow for any meaningful customization.The turn board requires individual work orders for every task, so if you want to paint, clean, maintenance, change locks, and inspect a unit, you need five work orders. Of course most turns require some sort of floor work (carpet cleaning, buffing/waxing, etc.). So for an average turn, I need to enter 5-6 work orders, which then need to be marked complete and closed. I will probably turn 300 apts this year, so I’d need to enter 1,500 - 1,800 individual work orders just to utilize their turn board. Hard pass.Like I said, this program is for small portfolios with little or no maintenance or turnover.

I can be fully functional no matter where on or off the property I am

I’m an on-site property manager, and this app allows me to be just as functional out in the field as I am if I’m sitting at my desk in front of my computer. I can communicate with tenants, vendors, respond to maintenance requests, schedule vendors. Combine this app with google talk, and you have your entire office functions contained in your iPhone. It’s really good for mobility.

Opinion

Over the years I’ve seen growth in the app, text message notifications really help when you are trying to coordinate between tenants and owners. Only issue I have is the app keeps logging me out once I’ve signed in for 30 days. If there’s something I’m doing wrong please let me know thanks.

Terrible!!!

Don’t let yourself be fooled….AppFolio definitely fooled us! We were using another system that was pretty outdated, so when they contacted us about switching our software, we were very interested. Come to find out…. Their accounting system is complete crap!!! Their onboarding team completely screwed up our data migration, and I’ve been calling them for MONTHS, trying to get one thing after another solved. However, every fix they implement, causes another accounting issue!

Inspection update

The new update that changed the look and performance of inspections is a joke! Besides it freezing constantly, it takes twice as long now to upload inspection pictures. They are zoomed in more and uploaded backwards. I wish they would have left the previous version of it alone!

Uploading nightmare.

The application is buggy and hard to use. The inspection feature is particularly frustrating - it usually takes several attempts to upload photos to each section, often timing out and freezing up and even logging me out entirely when I try to exit a stalled inspection and go back to uploading photos on a fresh attempt. Uploading photos to a work order is a little better, but barely.

Print doesn’t really mean print??

Why no options when viewing PDF version of a report, work order or tenant ledger? If I use the Print button, it pulls up the PDF but there is absolutely no options to do anything. I have to go onto the browser and login and rerun the report to get options of sharing/saving/printing. Another option is use the Email function and then email to myself so I can print or save. This seems very counterproductive. Why have a print button if you can’t really print?? Overall the rest of the app is very usable and I utilize often for quick reference. However, I would like to see an update fixing this glitch that has been ignored for years. Thanks
